In this current economic phase where many building companies are in financial distress or going into liquidation, the temptation to cut costs/corners is real.

Before signing off and accepting the keys to the apartment it is vital to have a highly experienced building inspector conduct what is called a ‘hand-over inspection’. As the name suggests, it’s a building inspection conducted on a new-build apartment just prior to the handover of keys and final payment made. This is your window of opportunity to get any defects remedied. Once you make that final payment, some builders lose interest in circling back to a project they have moved on from.

Timeframe

Inspections are usually conducted before the purchase or sale of the property. Ensure that you schedule the inspection well in advance, so you have enough time to consider the results in your decision-making process.

Reports are emailed same day as the inspection and payment have been made.

Negotiations and Next Steps

Depending on the inspection report findings, you may need to negotiate with the seller for repairs or a reduction in the property’s price. Alternatively, if the issues are severe, you may decide not to proceed with the purchase altogether.

Repeat Inspections

If significant time passes between the initial inspection and finalisation of the property, you may want to consider having another inspection done to ensure that any previously identified issues have been addressed.
