Building and pest inspections for apartments in Brisbane are essential to ensure that the property is structurally sound and free from pest infestations or damage. Whether you are buying or selling an apartment getting a comprehensive inspection done is a crucial step in the process.
Why are Building and Pest Inspections for Apartments Important?
Building inspections assess the overall condition of the apartment, identifying any potential structural issues, safety hazards, or defects in construction.
On the other hand, pest inspections help determine whether there are any infestations or damages caused by pests like termites, rodents, or ants. These inspections protect the buyer from unforeseen problems and help make informed decisions.
Engaging Qualified Inspector(s)
It’s important to look for reputable and licensed building and pest inspectors. In our case, David Donnan holds QBCC license 22727 and is a member of the Master Builders Association. Our Pest Inspectors are highly experienced and licensed pest technicians who are working daily in the pest control industry via our sister company, Defence Pest Management. They each hold these licenses: Brett: PMTO-2950, Jason: PMTO-12962, Nicholas: PMTO-10514022
We send TWO inspectors on site for every building and pest inspection.
Some building inspectors hold a pest control license but have never worked in the industry. This just can’t compete with the years of experience garnered by our pest technicians working on a daily basis in the industry who are entering a multitude of property types day in and day out.
What does an Apartment Inspection Cover?
A thorough inspection will cover the entire apartment, including living spaces, bedrooms, kitchen, bathrooms, and balconies. The inspection will include the building’s exterior and the surrounding areas to assess any potential issues.
Hand-over Inspection for New Apartments
In this current economic phase where many building companies are in financial distress or going into liquidation, the temptation to cut costs/corners is real.
Before signing off and accepting the keys to the apartment it is vital to have a highly experienced building inspector conduct what is called a ‘hand-over inspection’. As the name suggests, it’s a building inspection conducted on a new-build apartment just prior to the handover of keys and final payment made. This is your window of opportunity to get any defects remedied. Once you make that final payment, some builders lose interest in circling back to a project they have moved on from.
Inspections are usually conducted before the purchase or sale of the property. Ensure that you schedule the inspection well in advance, so you have enough time to consider the results in your decision-making process.
We welcome clients to be in attendance while we conduct the inspection. This way, we can explain any issues that we have discovered. Also, we are just a phone call away if you have any questions later.
Receiving the Report
After the inspection, the inspectors will provide detailed reports outlining their findings; one from the building inspector and one from the pest inspector. The reports will include descriptions of any defects or pest-related issues, along with recommendations for repairs or further investigations if necessary. Reports are emailed same day as the inspection and payment have been made.
Negotiations and Next Steps
Depending on the inspection report findings, you may need to negotiate with the seller for repairs or a reduction in the property’s price. Alternatively, if the issues are severe, you may decide not to proceed with the purchase altogether.
If significant time passes between the initial inspection and finalisation of the property, you may want to consider having another inspection done to ensure that any previously identified issues have been addressed.
Remember that building and pest inspections are valuable investments, providing you with peace of mind and potentially saving you from significant financial burdens in the future. It is always best to be well-informed about the condition of the apartment before making any commitments.
